Daytona Beach, FL – Home sales in the Daytona Beach area continue to grow at a pace not seen in many years.
The latest report from the Daytona Beach Multiple Listing Service shows 475 single-family homes were sold last month for a median price of $168,000. That’s 93 more than was posted for the same month a year ago, with the median price $16,000 higher.
Ron Wysocarski – leader of The Wyse Home Team at Keller-Williams Realty in Port Orange – says July 2015’s home sales numbers nearly matched the 504 posted for June 2015 and the median sales price grew by $9,000 compared to last June.
“Total sales rose more than 24% over July sales last year and median sales prices rose more than 10% year over year,” Wysocarski added. “Those are really great numbers and they offer fantastic news for area sellers and homeowners.”
Wysocarski also noted that the 504 home sales number posted for June was the highest monthly total he’s seen in the past 5 years, so he wasn’t that surprised to see a slight drop in July’s number for that reason alone.
382 homes sold in July 2014 for a median sales price of $152,000, according to the Daytona Beach MLS.
Ormond Beach led the way in overall home sales last month with 131, with Port Orange in 2nd at 117 and Daytona Beach in 3rd with 108.
Port Orange led the way in median sales price with $189,900, with Ormond Beach in 2nd at $180,250 and Daytona Beach in 3rd with $117,000.
As of July 31st, year-to-date local home sales are up by 16% and the median sales price is up by 6%, per MLS.
2,990 homes have sold in the Daytona Beach area since the start of 2015, per MLS. That’s 432 more than during the first 7 months of 2014.
The median price for the first 7 months of this year is at $160,000, which is $10,000 more than the median price posted for the time between January and July of 2014.
