Yearly Home Sales Still Look Strong Despite Slow November

Daytona Beach, FL – Despite home sales falling in the Daytona Beach area for the 2nd straight month, 2015 is looking good to end as an exceptional year for the local real estate market.

The latest report from the Daytona Beach Multiple Listing Service shows 318 homes sold in November 2015 for a $170,062 median price. That’s 13 fewer sales than the November prior, but the median price rose by $12,462.

Ron Wysocarski – leader of The Wyse Home Team at Keller-Williams Realty in Port Orange – says those numbers add up to a 4% drop in total sales and a nearly 8% increase in median sales price year over year.

“The market typically does slow down in November each year,” Wysocarski added. “The year-over-year drop we are seeing in the November sales numbers is not drastic and median sales prices held strong.”

Last month’s sales and median price numbers are both below October’s, which came in at 372 and $175,000, respectively.

MLS year-to-date sales show the Daytona Beach area has sold 4,601 homes for the first 11 months of 2015, well ahead of the 4,058 sold during that same time period in 2014. That’s a 7% increase.

The median sales price during the first 11 months of the year is at $164,900, $10,900 higher than during the same time period last year. That’s a 13.3% increase.

As it’s been most of 2015, Ormond Beach led the way at the city level for home sales (88) and median price ($218,000) in November.

“Compared to October, sales totals in the 3 cities we track were a good bit lower in November,” Wysocarski said. “But year-over-year, the numbers in each city were only a few sales apart. And median prices were up in all 3 cities in November, both month over month and year over year.”

Port Orange sold 57 homes last month for a $206,000 median price while Daytona Beach reported 44 home sales for a $119,500 median price.
