Daytona Beach, FL – The latest report on condominium sales in the Daytona Beach area is a mixed bag.
The Multiple Listing Service reports that 82 condos and condotels sold in the Daytona Beach area last month for a median sales price of $197,950.
MLS data shows that the 82 sold in July 2015 is 24 fewer than the same month the year prior, but the median sales price also jumped up by $72,250.
Of the 82 sold, 75 were condos that went for a median price of $215,000. The other 7 were condotels that sold for a median price of $53,500.
Ron Wysocarski – leader of the Wyse Condo & Home Team at Keller Williams Realty in Port Orange – thinks the numbers could be a bit of an anomaly.
“I don’t say throw the data away,” Wysocarski added. “But when we see a big drop in the number of units and a huge increase in price, it could be just an anomaly. It also could be just further supporting that buyers [are] looking towards that higher price point condo with more features [and] more amenities.”
Wysocarski also thinks the rise in the median price reflects a willingness from buyers to pay more for properties that are already renovated.
“Some want to renovate,” Wysocarski noted. “But I think, more and more, we’re finding that baby boomers want something turn-key.”
4 condos sold in the Daytona Beach area last month for $475,000 or more, including a $625,000 sale and a $485,000 sale at the Ocean Villas Condos in Daytona Beach Shores.
There was also a $560,000 condo sale at the Towers Seven Condos in Ponce Inlet and a $475,000 condo sale at the Ocean Shores Condos in Ormond Beach.
118 condos and condotels sold in the Daytona Beach area last June for a median sales price of $136,450.
