Yearly Condo Sales Stay Strong Despite Slow November

Daytona Beach, FL – 2015 is still looking like a banner year for Daytona Beach condo sales despite a slow November.

The latest Daytona Beach Multiple Listing Service report shows 76 condos and condotels sold last month for a median price of $162,750. That’s $1,250 above the November 2014 median price despite 8 fewer condos sold.

Ron Wysocarski – leader of The Wyse Home Team at Keller Williams Realty in Port Orange – says it’s not unusual for condo sales to slow down in the fall, especially just before the holidays.

“The condo market sales slowed slightly in November compared to last year,” Wysocarski added. “But we will still be ending the year on a high note with strong growth in sales and prices overall having been the story for most of 2015.”

Median sales prices for condos rose by less than 1% year-over-year in November while the number of condos sold fell 9.5% year-over-year, according to MLS.

Having said that, overall sales and prices are up by over 5.7% for the first 11 months of 2015 compared to the same period in 2014.

So far in 2015, 1,243 condos have sold in the Daytona Beach area for a median sales price of $165,000. That’s 68 more condos sold and a $8,750 increase in median sales price compared to the same period last year.

Taking out the 14 condotels sold in November, the median sales price of the 62 actual condos was $176,500.

Only 2 condos sold for over the $500,000 mark that generally separates regular condos from luxury condos. Those were at Minorca Condos in New Smyrna Beach ($550,000) and Ocean Villas Condos in Daytona Beach Shores ($650,000).
