August Home Sales Keep Up Hot Pace Here

Volusia County, FL-2015 is shaping up to be one of the best years for Daytona Beach area home sales in a long time. The latest report from the Multiple Listing Service shows 424 single-family homes sold last month for a median price of $167,700. That’s 30 more sales compared to the August prior, with the median price also going up by $5,450 in August 2015 compared to August 2014.

Ron Wysocarski – leader of The Wyse Home & Condo Team at Keller-Williams Realty in Port Orange – expects the recent trend of year over year gains to keep going for the rest of 2015. “Both sales and prices again saw year over year gains in August as local students headed back to school,” Wysocarski added. “With sales up by 7% and prices up by 3%, the market appears quite stable right now.”

Year-to-date home sales are up 16% compared to the same point in 2014, with 3,433 homes sold compared to 2,952. The median price at this point in 2015 is $160,000, a 5% increase compared to the $152,000 median sales price posted at the same time last year. All that comes despite sales slowing down a bit compared to July for Ormond Beach, Port Orange and Daytona Beach. “All 3 cities saw a decline in total sales compared to July,” Wysocarski noted. “Median sales prices were another story.” Ormond Beach led the way locally in August 2015 with 110 home sales and a median price of $206,500. The latter is an increase of over 14% compared to July 2015. Port Orange reported 80 home sales with a $187,000 median sales price while Daytona Beach came in with 71 home sales and a $133,500 median sales price. Daytona’s median sales price is also an increase of over 14% compared to last July.
