Daytona Beach Home Sales Hit A Monthly High In June

Daytona Beach, FL – June was a banner month for home sales in the Daytona Beach area.

The latest numbers from the Daytona Beach Multiple Listing Service shows 504 single-family homes sold last month for a median sales price of $159,000.

Even though the median sales price is $9,000 under what was posted for May 2015, the 504 homes sold during June 2015 is well over the 399 sold last May. It’s also the highest monthly home sales number posted so far this year.

Ron Wysocarski – leader of the Wyse Home & Condo Team at Keller-Williams Realty in Port Orange – says his personal business is as busy as it’s been in some time and the overall numbers show it’s not just his business.

“[Daytona Beach area] sales climbed by more than 26% from last month and were up by more than 9% year-over-year,” Wysocarski added. “Our local real estate market continues to show signs of good health.”

Ormond Beach was a particularly busy area in June, with 142 homes sold for a median sales price of $190,000. Both those numbers are the highest for all cities in the Daytona Beach area.

Wysocarski thinks a lot of the demand for Ormond homes has to do with families looking to either move in or out of certain school districts, combined with the fact that summer in general is usually the busiest time of the year for home sales.

Port Orange had 112 home sales in June for a median sales price of $179,000, while Daytona Beach had 77 home sales for a $137,500 median sales price.

462 homes in the Daytona Beach area sold in June 2014 for a median sales price of $150,000, according to MLS.

So far in 2015, 2,495 homes have sold in the Daytona Beach area for a median sales price of $158,200. That’s 321 more local homes sold than at this same time last year, with the median sales price also rising by $8,200 compared to the first 6 months of 2014.

MLS data in Flagler County shows 209 single-family homes sold last month for a median sales price of $165,100. That’s 54 more homes sold compared to June 2014, with the median sales price also jumping up by $5,100 compared to that same month.

In addition, there were 9 home sales in Flagler reported through the Daytona Beach MLS that had a median sales price of $184,500.

Wysocarski says Flagler’s market has been pretty strong for the first 6 months of the year.

“Sales so far [in Flagler] are up by more than 12% year-over-year and median sales prices are up by roughly 6.8%,” Wysocarski noted.

The vast majority of June’s sales were in Palm Coast, where 183 homes sold for a $160,000 median sales price. Flagler Beach had 6 homes sold for a $315,000 median sales price while Bunnell saw 2 home sales for a median sales price of $129,750.

For the first 6 months of the year, Flagler has seen 1,138 home sales for a median sales price of $160,250. That’s 126 more local homes sold than at this same time last year, with the median sales price also rising by $10,250 compared to the first 6 months of 2014.
